New Federal GST Rebate for First-Time Home Buyers!

✅ What’s new?
As of May 27, 2025, first-time home buyers may be eligible for a full 5% GST rebate on newly constructed homes priced up to $1 million. Homes priced between $1M–$1.5M qualify for a partial rebate, with no rebate on homes over $1.5M.
???? Who qualifies? To be eligible, you must:
• Be a Canadian citizen or permanent resident, age 18+
• Be a first-time home buyer (no homeownership in the last 4 years, including your spouse/partner)
• Plan to live in the home as your primary residence
• Buy from a builder, build on your own land, or purchase co-op shares
????️ Timing matters:
• Agreements must be signed between May 27, 2025 – Dec 31, 2030
• Construction must be substantially completed and ownership transferred before Jan 1, 2036
???? Assignment sales and pre-existing agreements are excluded.
This new rebate mirrors parts of the existing GST/HST New Housing Rebate — but it’s exclusive to first-time buyers and available only once in your lifetime.
