2025 CMHC Report Reveals Surprising Shifts in First-Time Homebuyer Trends

According to the Canadian Mortgage and Housing Corporation’s 2025 Mortgage Consumer Survey:

• Extended Renting Period: On average, first-time homebuyers rented for 6.3 years before purchasing their first home.

• Maxed-Out Budgets: A significant 65% of these buyers spent the maximum they could afford on their homes.

• Shared Purchases: Over half (54%) of first-time buyers purchased their homes with someone other than a partner or spouse, indicating a rise in co-buying arrangements.

• Secondary Suites Appeal: One in five first-time buyers cited the desire for a home with a secondary suite—either for family use or rental income—as a key reason for their purchase.
