As the spring selling season gets underway, homeowners are weighing the advantages of selling now, against the disadvantages of a stressed housing market. Home prices have remained cyclical, with the median list price of a home rising from $406,000 in January to $424,000 in March, up 6.3% from the same period last year. The higher the owner's equity in a home, the less mortgage rates will factor in as all-cash offers put them in a stronger position. The national supply of homes for sale is at a rock-bottom low, down to less than half the pre-pandemic number, meaning any new listings are likely to gain a lot of attention, and the process of selling a house has become more flexible and faster than in the past. However, this spring's housing market is more financially hampered than in previous years, which has led many potential sellers to adopt a wait-and-see approach. Although the Fannie Mae Home Purchase Sentiment Index found that the share of sellers who believe now is a good time to sell has dropped by 18% annually, the outlook for home sales remains positive. Nonetheless, homeowners should weigh the advantages and disadvantages of selling now based on their individual circumstances.
